Application for rezoning of 57 acres from Agricultural Two (A-2) to Planned Development to allow a mix of uses including 23 single family residential, open space, storage and parking, camping, and a fishing/commercial/business area. Pre-application filed by Ron Lewis. Listed land uses include 88 one, two, and three to five-acre single-family residential lots, 180 multifamily units, 8 acres as commercial, RV park and open space. On a related matter, CDOT is presently working on improving the Shaffers Crossing/ Hwy 285 intersection.

Conifer Business Center Site Development Plan: Josh Drexler-271-8767, Case #08-113864, 10698 South U.S. Highway 285, - 8 acres northeast of Pleasant Park Road underpass. Rezoning is Planned Development to permit a mixed-use retail/office park consisting of several buildings. Site Development Plan is for 1st building on land below Main Street. Dedication is required for Main Street. Water by well / Sanitation by Conifer Metropolitan District but will need to be trucked until pipeline built in Main Street alignment. Planning and Zoning is waiting for a re-submittal.
Dismuke Official Development Planned Development Rezoning: Josh Drexler, 271-8767, Case #07-123311RZ, 26527 Conifer Road – 26466 Sutton Road, To rezone Lots 13, 14 and 15 Aspen Park Unit 1, Block 20 for office and retail space use. Community meeting was August 8th, 2007. 1st Referral completed. Water and Traffic issues must be addressed. Planning and Zoning is waiting for a re-submittal.
Elk Run Plaza LLC - Preliminary / Final Plat Jesse Hein 303-271-8762 Case #09-103513PF. 12405 S. Hwy 285. Create two commercial lots on 6 acres – Kum&Go and 2nd building for multiple retail stores. Access provided at 3 locations along Kings Valley Drive, not 285. Improvements required by Jeffco and CDOT, site drainage/utility improvements completed; owner has paid funds for future traffic signals at Kings Valley Dr. and Hwy 285. Water, sewer provided by Mountain Water & Sanitation District. Planning and Zoning is waiting for a re-submittal.

10875 US Highway 285. Rezone of 3.6 acres on the corner of Kitty Drive and Hwy 285 from A-2 to PD to allow commercial uses, including a hardware store. They are restricted to 15,000 square feet of retail and planning to be on well and septic. Approved by Board of County Commissioners on September 19th, 2006. This is on hold for now. Other developers are looking at purchasing.
JJMadwells / Tri-State Office Park - Rezone Application #05-166036RZ. 26412 Main Street - Lots 1,2,6,7 Block 30 Aspen Park Unit 2. Rezoned from R-1 to PD to allow for 11,700 square feet of retail and 6,000 square feet of office in February 2007. Madwells Restaurant to remain. Site Development Plan forthcoming from applicant.
